A Brief History and Overview of the New Rocky Waters Motor Inn
After a lengthy and complete renovation of the old Rocky Waters Motor Inn, the lodge has been re-imagined as the Historic Rocky Waters Inn, a Small Luxury Hotel. While it may not look totally like the old rendition, upon further inspection, it appears to retain a giant portion of the charm that carries on in its newest form. So don’t be put off by the whole “luxury hotel” moniker; you’re likely getting the best of both worlds, and that’s something totally unique about this property.
Rocky Waters Motor Inn is located on the Parkway in Gatlinburg across from the famed Parton’s Deli, and before you get into the busy traffic and pedestrian areas in the heart of town. It is stationed along the beautiful views of the Little Pigeon River, giving it a magical, pristine mountain feel, which almost feels like a paradox to the bustle that downtown Gatlinburg reveals.
The Rocky Waters Motor Inn in its original form even predates the Historic Gatlinburg Inn downtown, as they opened their doors in 1935, 2 years prior to the home of where Tennessee’s State Song, “Rocky Top,” was written in 1967. A tea room was added in the 1940’s, and it is now the site of the upscale Appalachian restaurant, “The Heirloom Room: Creekside Restaurant & Bar.”
This hotel was a one family-owned mainstay until the Lawsons decided to sell it to Bobby Patel, who passed it on to his sons in recent years. In 2021, comprehensive renovations to the property began, leading to an exquisite-looking completion in 2024. They are now seen as more than just a hotel with a 4-star rating with its amenities.
What is now setting them apart from other places in Gatlinburg are their Innkeepers. This is an ambitious and accommodating service that gives guests an added level of experience with their stay. When you arrive you will immediately be assisted with your luggage and prized possessions in a professional manner. The Innkeepers also serve as ambassadors, assisting you with your questions about where to eat, what to see, and places to give your family the best Smoky Mountain vacation. Their E-Service is tailored to give guests support at all hours of the day and night.

If that’s not all, their website offers easy booking to some adventures that may suit your family during your stay. Sponsored by the highly respected Smoky Mountain guided tour company, “A Walk in the Woods,” you can have your own tour guide show and explain to you the natural beauty this area provides, which will be invaluable for future visits.
